Do not compare Bodrum as one market
Bodrum property research fails when buyers treat the peninsula as one single market. Yalikavak, Turkbuku, Gundogan, Bitez, Ortakent, Turgutreis, Gumusluk and central Bodrum can sit within the same broad search, but they do not solve the same problem.
Some districts are about marina access and international restaurants. Some are about family practicality. Some are about privacy and views. Some are better for long-term living than for rental yield. Others are excellent for a holiday week but hard for year-round life.
The main district logic
Yalikavak is the international marina-driven market. It has strong restaurants, premium villas and buyer recognition. Prices reflect that.
Turkbuku is more seasonal and status-led, with a strong summer identity. It can be excellent for high-season rentals, but winter practicality depends on the exact location.
Gundogan is quieter and can offer a more balanced coastal feel. It suits buyers who want beauty without the full intensity of the most famous bays.
Bitez and Ortakent are practical. They are strong for families, local services, schools, beaches and access to the centre.
Turgutreis is often underestimated by first-time foreign buyers. It has a year-round rhythm, markets, sea access and useful infrastructure.
Central Bodrum is still the easiest for walkability, nightlife, old town access and winter services, even when it is not the quietest choice.
What to check before falling in love with a view
Ask about title status, access road, water, electricity capacity, internet, site fees, renovation permissions, parking, winter damp, summer traffic and who manages the property when you are away.
